Why Are Out-of-Town Agents Selling So Many Celina Homes?

It’s no secret: Celina, Texas is booming. But there’s a surprising trend happening in our local real estate market, and it’s time we talk about it.

As a Realtor who’s called Celina home since 1993, I’ve been watching closely as more and more homes in our city are being listed—and sold—not by local agents, but by agents from places like Frisco, Dallas, Plano, and even Austin.

So what’s going on here? Why are Celina homeowners turning to out-of-town agents to sell their homes? Let’s break it down.


The Shocking Numbers Behind Celina Real Estate

I recently pulled data from the MLS to get a clearer picture. Out of 149 active listings in Celina:

  • Only 19 listings are represented by agents based here in Celina.

  • 40 listings are handled by Frisco agents.

  • 21 listings belong to Dallas agents.

  • 10 listings are with agents from Plano.

  • There are even agents from Austin, Fort Worth, and Maybank listing homes here.

That means the vast majority of homes for sale in Celina are represented by agents who don’t even live or work in our community.


Why Are Sellers Choosing Out-of-Town Agents?

There are a few possible reasons for this trend:

1. Perception of Reach

Many sellers believe agents in larger cities like Frisco or Plano have a broader marketing reach. They see these agents splashed across billboards, Facebook ads, and magazines and assume they’ll attract more buyers.

But here’s the truth: out-of-town agents often lack the local knowledge and relationships that can make all the difference in pricing and marketing a home effectively.

2. Big Brokerage Bias

Most of the large real estate franchises—Coldwell Banker, Keller Williams, etc.—are based outside of Celina. Sellers sometimes default to these “big names,” thinking they’re the best choice, even if it means hiring someone unfamiliar with our market.

3. The Small-Town Agent Stereotype

Let’s be honest: some people think Celina agents are “small town” and don’t have the skills or sophistication to handle high-value properties. As someone who’s worked all over the Dallas metroplex—including University Park, Highland Park, and Lower Greenville—I can tell you this couldn’t be further from the truth.

Celina is unique. Selling a home here requires an agent who understands not just the numbers, but the heartbeat of this community.
